According to the CREA survey called Great Expectations: 2009 Report on the Consumer, two thirds of the people surveyed expect to purchase a home in the next two years. From the same survey we know that 70% intend to use a REALTOR® but over 55% of them do not have a broker in mind. That means that a third of the people who want to buy a home will have to find someone to represent them: they are not already connected to a REALTOR®.
So how will this pool of new prospects find you? The CREA survey says that just 8% will start their home search by phoning a REALTOR®. The number one choice to start the home search is on the Internet. 87% of all home buyers will be looking at web sites, blogs and other Internet sources to find a real estate representative. Let’s look at the numbers another way. Of the 20,000 home buyers who will enter the market in the Edmonton area this year 11,000 do not have a REALTOR® yet. Over 9,500 of those potential new clients will start their home search on web sites, blogs and other Internet sites. Some of them will want to work with REALTORS® they “met” on Social Media sites like Twitter and Facebook. It was a real surprise to discover how many REALTORS® are not prepared to serve these new clients. New research indicates that just 36% of our members have a unique, personalized web site which will attract these 9,500 new home buyers. Another 40% have a generic web site supplied by their broker or a web site provider and a quarter of our members don’t have a web site at all.
Considering that web sites and blogs have been around for most of a decade and operating them is almost free, it is astounding that so many REALTORS® are not using them effectively to attract new business. CommentsNo comments Post Your Comment: |
